At Groom, first and foremost, we realize that taking on an improvement project, whether it be a renovation or complete new build, is an important undertaking for all of our clients. We take pride in our ability to build strong relationships and create open communication throughout the entire process. We know that each home has its own story and unique personality, and it is our mission to work with you and your design team to take those creative ideas into a built reality.
Developing an efficient and open building process is an integral part to the success of your renovation project. We have found that this allows better control over costs and schedules, and gives our clients a much better understanding of what is occurring on the project on a consistent basis. Over the past 35+ years, Groom Construction has developed a straightforward approach to each project we do, keeping you informed and involved through the entire process.
getting started: preconstruction
Client meeting– To start the process, we schedule a visit to your home or site to meet with you and get to know your design intent, schedule and budget. Sometimes at this point Owners may already have drawings from an architect or designer that we can also review together. This step allows us to familiarize ourselves with the job site, and learn what you want to accomplish with the project. If you do not yet have a design professional involved, we can recommend some talented architects for you to meet. Additionally, we can also move forward with a design-build approach, where Groom takes the lead on overall coordination of the project, including both design and construction.
Estimating & Contracts – In this phase Groom works with you to provide an estimate on the scope of work desired. Sometimes multiple estimates are provided if owners and designers are interested in various layouts or cost-saving options. Groom will meet with you to review the cost breakdown line-by-line to give you a clear understanding of the overall pricing of the project. Once the design and budget are finalized and approved, Groom will issue the construction contract.
Permitting & Schedules – After the contract is signed, Groom will work to obtain necessary building permits. Typically each local town or city has an application process, requiring permit fees and plan review. Depending on the scope of the work, some clients may need to have their project reviewed by zoning or planning departments. Determining necessary requirements will be part of the preconstruction process, between you, your designer and Groom. This is also the timeframe where a preliminary construction schedule will be developed for the team. It is important at this point to begin planning ahead for long lead times on specialty items or custom-made designs, and coordinating timeframes with our subcontractors.
During the construction phase
Construction – Once the permits are approved and issued from the local building department, the job can begin construction. If the job is a renovation, we start by protecting existing finishes and architectural details and if necessary, construct dust barriers. If the project is new construction, our site work team will assess conditions and make recommendations about utilities, excavation, and demolition / removal. Throughout construction, the project manager oversees the entire project, directs the crew, checks on quality, interacts with the architect, orders materials, creates schedules, and supervises the entire team. The project manager is supported by an assistant project manager to assist with subcontracts, budgets, schedules, and coordination.
Project Communication – Groom Construction uses a project management software system called Builder Trend, https://www.buildertrend.com/ which enables an up-to-date understanding of the budget, schedule and change orders as the project progresses. This software allows team interaction and communications between the Owner, Architect, Contractor and Subcontractors. Builder Trend can also provide a site to store photos, plans, specifications, and invoices for the project. In addition, project meetings can always be scheduled with the team to review any of these items. Some projects require weekly or bi-monthly meetings, while others are scheduled on an as-needed basis.
Project Costs – Invoices are issued monthly to our clients, complete with an accounting of costs as outlined by the contract. Groom maintains updated cost reports related to the project, including staff, labor, materials, rentals, permits, and any other job-related cost that we have paid for to date.
Occupancy – As the project nears completion, the project team will compile a punch-list of items remaining to be completed. Groom will work to finalize these items as early as possible, in order to accelerate project turnover. Final inspections will also be scheduled as well as testing and start-ups of the building’s systems. After the building permit card is signed off by all required local inspectors, the building department will grant occupancy and the owner can move in to enjoy their next chapter of a well-written, well-deserved story.
